Madhya Pradesh is among the most poor states of India, with the highest number of malnourished children and a 80% of the people of the state depending on this sector for their livelihood.
However today the capital city of Indore is set to be one of the real estate hotspots of India. With a demand for at least 100,000 units a year to accommodate the growing population, private construction companies are starting to build luxury self-contained townships for the growing middle class of information technology experts, engineers and other professionals who work in the local centers or any other along the Agra-Bombay highway. Townships can present, in addition to apartment and villas, and office space, also schools, nurseries, hospitals, shopping centres, multiplex, theme parks, clubs and spas. Owners take advantage of a high-tech security system, e-connectivity, waste disposal.
While the diffusion of townships is a clear signal of the unprecedented boost in the Indian economy, two factors are also linked to it: one, the increasing pace of urbanisation and industrialisation, and two, the incapacity of the public sector to build and maintain urban infrastructure.
In addition, some fear that the excessive urbanization, especially in agriculture-dependent areas, are weakening the rural system, which has lost 50% of the cultivable land in the last 40 years.
And from a social point of view, multiplication of townships will also mean the creation of several gated communities, where services such as water supply or electricity might be offered at the expenses of the less rich locals.
